How does the service work?

We'll get in touch, arrange to hand over the documents, fine-tune the price estimate and arrange an inspection date. Our expert will arrive at the agreed time, inspect the property and be available to answer any questions you may have. If you have a service with a report, you will receive it within two working days (but usually sooner). An invoice for the inspection is paid only at the end.

How much will I save thanks to the inspection?

Every property is different, but on average we find mistakes, difficulties or incompletions that would cost the future property owners over 100 000 CZK. And this does not include the time spent arguing with the seller or developer, search for workmen, constant inspections, uncertainty whether everything is in order and paying sub-rent due to delayed move-in.

Do we have to meet in person before the inspection?

We can arrange the agreement and the handover of documents via e-mail or telephone.

How much does the check cost?

The price is determined by the size of the property being inspected. On our website you will find indicative prices to give you an idea. And the discount? Present your IKEA card and get 20% off your inspection!

Terms: The discount will not be accepted retrospectively. Simply show your card number, a photo of your card or an electronic card when you are ordering the inspection.

What areas do you include in the calculation of the inspection price?

We count the area of the house/apartment and the cellar. The garage will only affect the price if it is enclosed on all four sides. We control balconies, loggias and terraces but do not include their area in the price calculation.

Is transportation to the venue included?

The transport costs are included in the price within 20 kilometres from Prague, Brno and Ostrava, in more distant locations we charge 11 CZK including VAT per km.

What does the report I get after the inspection include?

A complete list of defects and deficiencies that will be revealed during the handover inspection of your property. The list of defects and deficiencies includes both cosmetic defects (i.e. dirty/rubbed windows, for example) and defects that are in violation of client changes or standards and ordinances.

When will I get a report with a list of defects?

No later than two working days, usually faster. We will tell you the list of defects right after the inspection. If you are taking over a new building from the developer, we also fill in the defects in the acceptance report on site, so you have less to worry about and the developer can start working on fixing them immediately or offer you a discount.

How far in advance do I need to book an inspection appointment?

Let us know at least one week before the scheduled inspection. If we have availability, we will find a last-minute appointment, but the sooner you call, the more likely you will be able to hit an unbooked date.

Do I also have to attend the inspection?

It is not necessary, but you will lose the opportunity to ask our expert anything about the property.

In addition, some developers require the presence of the future owner of the property. If you don't want to or can't attend, send a substitute.

What documents do I need to send before the inspection?

To inspect a new building, we need a plan of the property, material standards (what type of windows, doors, floors, sanitary fittings, etc.), a preview of the contract concluded with the developer (purchase, future purchase or work contract) and potentially a list of client changes.

When and how do I pay for the service?

You only pay for the inspection after it has taken place. The invoice is sent electronically and is paid by a secure bank transfer.

Do you also measure with a thermal imaging camera and perform acoustic measurements?

We do not offer acoustic measurements. We do perform thermal imaging measurements, but suitable conditions rarely arise, so you can book this service for a later date. For a reliable measurement, the outside temperature must be at least -5°C for at least 3 days in a row and the interior of the property must be heated to 20°C. We do not recommend this measurement for new builds as the risk of thermal bridging is minimal.

Do you inspect properties all over the country?

Yes, we will come to you anywhere, but we have the most experts available in Prague and in the Central Bohemia region. Therefore, we are able to find an inspection date there quickly, while in other places more advance notice is required. Transportation is included in the price of the inspection within 20 kilometres from Prague, Brno and Ostrava, in more distant locations we charge 11 CZK including VAT per km.
