What are some frequently asked questions?

How does the service work?

Contact us to inquire about a property inspection. We will then exchange documents and agree on the date of the inspection. After the inspection itself, you will receive a detailed protocol listing all defects and unfinished items detected. Then we will send you an invoice.

Is a personal meeting required before the inspection?

No, we can do everything electronically. If necessary, it is of course not a problem to meet in person.

What documents do you need to send us?

New construction:

  • floorplan of the flat or home
  • material standards (what kind of windows, doors, floors, hygienic facilities, etc. are in the flat)
  • list of client changes (if any)
  • view of the contract concluded with the developer (future purchase or purchase contract, or contract for work)

Older property:

We welcome any surveys of the home’s utilities (electricity, gas, commissioning protocols, or survey of older utilities), or a floorplan of the home, if available. Ideally, it would be helpful if you request the most detailed available project documentation for the inspection. If there is no documentation, that is fine too.

What is the service price?

Unfortunately, it is impossible to establish a uniform price for this service. The price depends on the dimensions of the inspected area. What areas are included in the price?

The price includes the area of the flat and basement, as well as a garage (if it is enclosed from all four sides). Balconies, loggias, and terraces will be inspected, but their area is not calculated in the pricing.

How much in advance do we need to know the date?

It’s very difficult to estimate the number of inquiries for a specific date. Sometimes we are able to react immediately, other times a specific date may be full weeks in advance. We definitely recommend calling as soon as possible.

Do I have to be present at the inspection?

You don’t have to be at the inspection in person, but some developers require your presence. These situations may be resolved using a power of attorney.

When do you receive the protocol?

In the case of new constructions, the protocol is composed on site, and you will obtain an electronic copy within two business days at the latest. For older buildings, the inspector will inform you of the basic findings on site, and you will obtain an electronic copy of the protocol also within two business days.

Do we conduct thermal imaging and acoustic measurements?

Unfortunately, we do not conduct acoustic measurements. We do conduct thermal imaging, however suitable conditions for this kind of inspection occur during approximately one month per year. The temperature must be –5 degrees Celsius for at least 3 days, and the property must be heated to at least 20 degrees Celsius. We do not recommend thermal imaging for new constructions.

How and when do you pay for the service?

Payment for the inspection is due after the inspection is complete. We will send an electronic invoice, and payment is accepted in the form of a bank transfer.
